Tree-changers and land speculators have helped drive a surge in rural property values in Victoria over the past two years, the latest figures from the Office of the Victorian Valuer-General show.

Between 2014 and 2016 rural property values increased a healthy 15.3 per cent to a total of $113 billion. This compared with just a 1 per cent rise in rural values from 2012 to 2014 to $98 billion, due mainly to distressed dairy farm sales in the state's south-west.

Kim McQueen, director of lifestyle estates at Colliers International, said the Mornington Peninsula was the No.1 destination for Melburnians seeking a rural lifestyle change.
